Lynnfield Company Brings Boston Apartments Into 21st Century

Lynnfield-based company recently completed energy efficient project at Castle Square Apartments in South End.

J.M. Electrical Company, Inc., premier professionals in advanced automated building system installations, announced recently that they have completed construction and project operations at the Castle Square Apartments located in Boston’s historic South End neighborhood.

In an effort to reduce energy demand and consumption, Castle Square Apartments created an energy conservation plan to upgrade all apartment units and facility HVAC systems with energy efficient technology in order to realize cost savings with better energy practices and system modifications.  The Deep Energy Retrofit (DER) was fully completed by the summer of 2012; the energy efficient enhancements are estimated to save Castle Square over 50% annually in gas and electricity costs.

“Once the complex decided to move ahead with an energy conservation and enhancement plan, it was important for Castle Square Tenants Organization to partner with experienced and reliable specialists to undergo the Deep Energy Retrofit,” said Deborah Backus, Executive Director, Castle Square Tenants Organization.  “The professionals at J.M. Electrical made the ideal project partners; they were consistent, competent, knowledgeable professionals.”

The Lynnfield-based specialists upgraded the seven-story, low- and moderate-income housing complex with several heating and cooling control systems, as well as upgraded the facilities’ antiquated boiler system with state-of-the-art energy saving technology.

The experts at J.M. Electrical installed automated boiler room controls, direct digital controls in four mechanical rooms, as well as installed fresh air control systems with energy efficient technology to ensure occupants receive fresh air throughout the day. J.M. also installed a Solar Thermal Hot Water Boiler System, one of only two in the country, which uses solar energy to generate and store hot water.

Electrical. “Not only are these projects expected to result in significant energy cost savings for the Castle Square residents, but it will also provide an excellent road map to achieving carbon and energy reductions in existing buildings.”

Occupying an entire city block, Castle Square Apartments was built as a 1960’s-era affordable multifamily housing complex. Castle Square Apartments will undergo a Deep Energy Retrofit (DER), which is defined as a renovation that saves up to 50 percent of energy costs.  Castle Square’s DER helped cut energy spending by 72 percent for its residents through the sophisticated integration of various control systems. Once the renovation is completed it is expected to achieve U.S. Green Building Council’s LEED Gold Certification. As a product of urban renewal, it will be the nation’s largest Deep Energy Retrofit once completed.
