LETTER: 59 Lynnfield Residents Urge 'No' Vote on Cinema
Proposed specialty cinema at the MarketStreet Lynnfield site generates debate in town. This letter to local media outlets comes from 59 residents.
The following letter to the editor was provided by 59 Lynnfield residents in regard to the debate over a proposed specialty cinema that National Development plans to seek voter approval for at the fall town meeting.

We are writing to request that National Development (“ND”) completely withdraw (not just delay), its proposal to add a multiplex movie theater (“multiplex”) to Market Street. We want ND to honor the character of the development that was proposed and passed by the Town as well as the deal ND struck with the Market Street neighbors in 2007 to gain support for the development. If ND does not withdraw its proposal, and brings this before the Town again next fall, we are asking you to once again vote NO to a multiplex movie theater. The repeated attempts by ND to push for a movie theater as part of this project is extremely disappointing, especially given the history of this project and the complete disregard of the representations ND made to the Town and the neighbors of Market Street. As outlined below, the proposed multiplex theater - 8 cinemas with a total of 1000 or more seats - will negatively impact the Town in numerous ways. And folks, despite ND’s attempted spin on this, the proposed theater is a multiplex (defined as a “movie theater complex with multiple screens, typically six, ten or more screens”).
In February 2007, ND originally proposed 16 cinemas. At that time, the Selectmen, the Planning Board, as well as other Town boards, agreed that a multiplex theater would not be part of the development and that it would not benefit the Town. ND initially decreased the number of cinemas to 10 and then removed the movie theater proposal completely, knowing that the Town would not approve the development with a multiplex theater. In early April 2007, Joe DeMaina and Wally McKenzie, representing a large number of Market Street neighbors, met with Ted Tye and Ed Marsteiner because of concerns about the size of the development. ND reduced the retail space an additional 55,000 sq ft, which was incorporated into the zoning bylaw. As a result of that agreement, Mr. DeMaina and Mr. Mckenzie gained significant support for the project from a large number of neighbors. The zoning bylaw changes passed 1592-391 - 81% of the vote - with the understanding that the development would NOT include a multiplex and would remain at 395,000 sq ft of retail.
Then, in October 2008 (510 days later), ND completely disregarded the agreement and the representations it made to the neighboring residents of Market Street and proposed a “specialty theater,” with an additional 38,000 sq ft and 360 seats. The Town rejected the proposal. Once again ND is ignoring the oral agreement it struck with neighbors and is proposing a multiplex made up of 8 theaters, 100-125 seats in each (or up to 1200 seats), an additional 45,000 sq ft of space, and an additional 5 feet in height. ND has a “pretty” slide presentation with pictures of the old town center theaters to market this proposal, but these old town center theaters are a far cry from the multiplex being proposed. A multiplex with approximately 1000 seats and three showings a night (3000 additional people on average), is not a Lynnfield town center theater. Also, ND’s representation, that there will be little or no impact on traffic from the addition of a theater of this size, is disingenuous. Just look at the narrowness of the immediate access roads. A movie theater of this size will impact significantly the traffic in this area, and as a result, other parts of Town will also experience an increase in traffic!
Lynnfield should be skeptical of the representations of the alleged benefits to the Town from this proposed theater, and it should carefully consider all of the likely negative impacts to the Town (which will far outweigh the $200,000 in revenue that ND “estimates” the theater will generate for the Town – a mere fraction of 1% of the Town’s $33,000,000 budget).
A few additional facts to consider:
- An 8 theater multiplex is not in line with the “Village/Town Center” ND marketed this project to be (and will likely result in, among other things, large groups of teens hanging around the theater and increased nighttime activities).
- The “Village/Town Center” concept has morphed into a 120 foot wide "street" to accommodate parking (this was a change from the 46 foot wide “neighborhood” road that was originally proposed to the Town to create a Town Center feel for Lynnfield).
- According to one resident at the Selectman’s meeting, a source from the MBTA states that there are already studies underway to extend the bus line from the Kohl’s Plaza to Market Street.
- More than 90 percent of the retail space already has been leased. ND has been able to attract tenants WITHOUT such a cinema.
Please consider the size of this multiplex and the impact of what is being proposed, both to those who neighbor this development and to the Town, in general. Please join us in letting ND know that it should abide by its 2007 agreement, and please vote NO to this multiplex proposal if ND brings it to Town Meeting in October of this year. Thank you.

How about we wait to see the plan and the warrant ND submits and do the democratic thing and vote for it? And if more people vote yes (like they did last time but didn't get the require 2/3 vote) than say no then let ND build the cinema.

Craig, as I said last week, you were all in without seeing the plan or article. Are you starting to get the feeling this theatre is a non-starter ? 1,000 seats yeah, that's a non-starter for more reasons than I have room here to list. You already told us last week that you didn't care if it was 20 screens as long as you could walk over have a few drinks and walk home.And as I said last week that seems like a pretty self-centered point of view.

This is a zoning change and that requires a 2/3 vote not a simple majority as you imply.There are good reasons that major changes require a 2/3 vote. And that it why it is the town's rules.

My husband and I moved from Revere to Lynnfield almost two years ago. Although we lived far from the Revere Cinema, we would occasionally be on our way home and and get stuck in horrible theater traffic. What a nightmare. We realize Revere is a larger cinema than what is being proposed, but the roads are also much larger in Revere (wide three lanes in both directions) so we feel it is all relative. We are now living on Alexandra Road and the thought of a movie theater being so close with the roads so narrow has us extremely concerned. We know first hand what it is like when many cars are entering/exiting at the same time. 100 is a LOT.
There is much history behind our story, and Lynnfield is our happy ending. We love it here. We look forward to walking up and enjoying the quaint town feel of Market Street and all that ND has promised. This movie theater, no matter how much they scale it down, does not fit in and will lead to problems on multiple levels. For anyone in favor becuase there will be some sort of income, please consider, there is always a cost. Pleading to the rest of the town to get involved and vote NO. Thank you.

Kathryn, totally agree with you. This letter needs to be circulated to everyone in the town, not just a select few. we need 2/3 of the signatures it seems & 2/3 of the vote. Mr. DeMaina you seem like you are all for the cinema. Why?

It is important to remember that we are first and foremost asking National Development to Honor the Agreement that they and approximately 1/3 of the town voters agreed to in 2007 that there would not be a cinema and that the maximum square feet is 395,000 sq ft.
Voting No on the cinema is an affirmation of that Agreement.
Over the past six years, when we have approached the Board of Selectmen, Planning Board and other governmental bodies, we have been asked "Is it in writing", if it isn't they can't help you. The agreement is in writing and says no cinema and 395,000 sq st. Let's Preserve Lynnfield.

Joe DeMaina and Wallace McKenzie are two residents of Lynnfiled that have fought the hardest against the cinema and to keep Market Street representative of Lynnfield -- a quaint, safe place for people to shop, eat, and enjoy. They are leading the charge for all of us. I believe your comment may be meant for Mr. Foster. Thank you again! Although my family has only lived here a short time, we really love this town and feel stronly about preserving it :)

He shared with us earlier that he wanted to be able have a few and get home without an arrest for DUI. In fairness to Craig, I sure his desire to be drink'in and not think'in was not the totality of his reasoning.
I suspect that Craig truly wanted to live is Saugus and somehow bought into the wrong town. I know that there are lots of homes for sale by the Burlington Mall and that would actually be closer for Craig in terms of his daily commute to work ... :-)

We've been in Lynnfield for almost 5 years. We like it alot too. I was not that involved with this before. We like the idea of shops & restaurants, but as soon as they mentioned a cinema, I decided to join the cause against it for the same reasons as you stated. I'm also very concerned about Thomas Rd. People speed as it is on that street now. Imagine what it will be like when the shopping center is completed. I'm all for making Thomas Rd a one-way street.

Your comments about Thomas Rd is very true .. I do not live on Thomas but, know people who walk it and am always surpised to hear of the cut thru traffic from Summer St. The mall will most certainly make that worse.
Making it a one way, especially Thomas to Summer (instead of the reverse) could do the trick. No good answer here

It was mentioned at a couple of meetings in 2006 and 2007, but the traffic engineers said it was not fully studied and they did not believe it was feasible.

Hi Wallace. They don't live on Thomas Rd. They don't have any clue. So my question is, if it wasn't fully studied then how did they determine it wasn't feasible?? The only thing they care about is making money....that's what I see.
